Located on Kylemore Road, Ballyfermot, PKA’s scheme replaces a low-rise scheme that previously
stood on the site, with 61 units, comprising a mixture of houses, duplexes and apartments, including provisions for rehousing older council tenants from large family houses into purpose-built apartments within their own neighbourhood.

PKA’s design creates a strong street frontage to Kylemore Road; a four and five-storey block
extending the full length of the site gives onto a courtyard garden that sits over a semi-basement carpark, and which is lined on its opposite side by a terrace of two-storey family houses.
The ground and first floor duplex units along Kylemore Road have stepped own-door access from the public street and an accessible entrance from their rear patio terraces.

The upper level units have deck-access from two lift and stair cores that also have street and
courtyard access. A communal facility for residents is located at the southern / city end of the site.
Designed to achieve an A building energy rating, and compliance with NZEB regulations, the project
utilises strategies such self-condensing boilers, photovoltaic panels, heat recovery systems, and a
highly-insulated fabric.

Developing the language developed by PKA in our north-east inner city projects, the sober and well-proportioned brick architecture of the scheme aims to provide a tenure-neutral aesthetic that will provide residents with a sense of pride in where they live – now and into the future.
