The project comprised the provision of a new 250m2 dwelling to replace a cottage adjacent to the former tramway on Howth Head and required a sensitive design approach to ensure the new dwelling settles gently into its context on the hill of Howth.

The volumes and elevational arrangement of the new building are informed by the composition of the original cottage. To maximise spectacular views, functions are flipped with bedrooms below and main living areas above. The path of the sun throughout the day and the year suggested the new house wrap around carefully located external spaces designed for different uses at different times of the day – a front terrace for coffee, a sheltered courtyard adjacent to the main bedroom for breakfast, an upper terrace extending out from the living area into the garden for larger social gatherings.

Meeting point: Look out for Open House Volunteers on Balkill Road when you arrive for your tour. They will greet you at the front gate of the property.

The house is approached via accessible steps and / or steep driveway. ramped access available from top of drive into house and lift within house. while the house has been designed to aid our clients as they age, it is not particularly suitable as a tour for people with mobility restrictions.
